It depends on the indoor units you connect: each one is sized for its own room, at about 22 BTU per sq ft at average conditions (a 9,000 BTU indoor unit covers a room up to about 400 sq ft). This 24,000 BTU outdoor unit is the limit for all rooms together: up to about 1,100 sq ft. For a room-by-room load calculation, ask your installer for an ACCA Manual J. Not sure? 12,000 BTU = 1 ton — "tons" is just the older way of stating capacity. So 24,000 BTU = 2 tons, 36,000 = 3 tons, and so on. This system is 24,000 BTU. BTU tells you the capacity; SEER2 tells you the efficiency.

Yes — a big upgrade. It's far more efficient (inverter compressor) and much quieter, since the compressor sits outside instead of in your window or on the floor. It mounts permanently, doesn't block a window, and heats as well as cools year-round. Higher upfront cost, but lower bills and a longer lifespan.
