Industrial District - Perfect for Warehouse Office and Server Room Cooling
Medley is Miami-Dade's primary industrial corridor. Warehouses, distribution centers, manufacturing facilities, and logistics companies all need supplemental cooling for office areas, server rooms, loading dock offices, and equipment rooms that a building's central HVAC doesn't reach. A 9,000-18,000 BTU mini split solves this quietly and cost-effectively - no ductwork, no major renovation.
-
Your Neighbor - Local Business, Local Warehouse
We're not a national dropship operation. MiniSplitsforLess operates out of Medley because South Florida is our primary market. When you buy from us, you're buying from a local company that understands Miami-Dade's climate, FPL utility rates, Miami-Dade building codes, and the specific sizing requirements for hot-humid ASHRAE Zone 1A environments. Our staff knows this region because we live and work here.

No Dropshipping Delay - Physically Stocked Units
Many mini split websites don't actually stock inventory - they place your order with a distant distributor after you pay, then ship. We maintain physical stock in Medley. What you see is what's here. Orders placed before our daily cutoff ship the same business day. There's no waiting for a distributor to pick, pack, and forward - your unit leaves our dock directly.
-
Will-Call Advantage - Bring Your Truck, Take It Same Day
Will-call pickup is available for customers who want to skip freight transit entirely. Order online or by phone, pay, and drive to 9400 NW 104th St #150, Medley, FL 33178. We'll have your unit staged and ready for loading. A pickup truck or cargo van is recommended - condensers are packaged in large boxes and weigh 80-180 lbs. Call 855-775-4822 to arrange a pickup time.

Installing mini splits in medley's industrial & commercial properties
Medley's warehouse and industrial facilities have different installation considerations than residential properties. Here's what you need to know before calling an HVAC contractor.
Florida & Miami-Dade requirements
- Florida CAC (Certified Air Conditioning) or CFC license required for all installations
- Mechanical permit required - commercial properties often require expedited permit through Miami-Dade Building Department
- Miami-Dade NOA compliance for outdoor unit mounting - especially important for warehouse roof and wall mounting locations exposed to hurricane winds
- Electrical permit required if new dedicated circuit is needed for the mini split
- Commercial installs may require engineer sign-off on line set routing through warehouse walls or roofs
Commercial & industrial advantages
- No ductwork required - install directly in any room without modifying the building envelope
- Zone-specific control - cool the server room to 65°F while the office runs at 72°F, independently
- Server room protection - mini splits provide consistent 24/7 cooling independent of the main HVAC system
- Warehouse office cooling without cooling the entire warehouse floor - massive energy savings
- FPL commercial rebates available for qualifying high-efficiency installations
- Section 179 business deduction may apply for commercial HVAC purchases - consult your accountant

What size mini split do I need for a warehouse office in Medley?
For a typical Medley-area warehouse office (enclosed room, not open warehouse floor), use 20-25 BTU per square foot: a 400 sq ft office needs 9,000-12,000 BTU; a 500-750 sq ft open office needs 18,000 BTU; a 750-1,100 sq ft multi-room office suite needs 24,000 BTU. For server rooms, add 20% to account for equipment heat load. For spaces with metal roofs or large glass windows, size up one step. Call us at 855-775-4822 for a quick sizing consultation - we do this every day for Medley-area commercial customers.
Do you stock commercial mini splits at the Medley warehouse?

Is there a local HVAC installer in the Medley area?
We don't install systems ourselves, but we work with customers daily in the Medley, Doral, Hialeah, and Miami areas.
